Privacy Policy

Information you give us, for example when you submit a form, call, text or email us:

• Name, email address, phone number
• Your real estate interests, such as property type, location, budget, timeline, and whether you want to buy, sell or rent
• Messages, notes from conversations, appointment details, and recordings of calls where you agreed to recording

Information we receive from advertising platforms: when you submit a lead form on Facebook or Instagram (Meta), Meta sends us the answers you provided together with information about the ad and form you responded to.

Information collected automatically on our websites and landing pages: IP address, browser and device type, pages viewed, the ad or link that brought you to us (for example UTM parameters or a Facebook click ID), and cookies or similar technologies such as the Meta Pixel (see section 5).

• To respond to your inquiry and provide real estate services you requested
• To contact you by phone, text message (SMS) and email about properties, appointments and your inquiry, including follow-up messages
• To schedule and manage appointments and viewings
• To keep records of our communication and manage our client relationships in our customer relationship management (CRM) system
• To measure and improve our advertising, including telling advertising platforms which ads led to inquiries (see section 5)
• To comply with legal, regulatory and licensing obligations and to protect our rights

By providing your phone number and agreeing on our forms, you give your express written consent to receive calls and text messages from Michael Gebhard, PA about your real estate inquiry, including calls and texts made with automated technology and with an artificial intelligence (AI) assistant that may use an AI-generated voice. Consent is not a condition of any purchase or service. Message frequency varies. Message and data rates may apply.

• Text messages: reply STOP to any message to opt out, or HELP for help. After opting out you will receive one confirmation and no further texts.
• Email: every marketing email contains an unsubscribe link.
• Call recording: calls are recorded only if you agree; you will hear a notice at the start of a recorded call.
• AI assistant for calls and texts: we may use an AI assistant to call you or send and answer text messages on our behalf, for example to follow up on your inquiry or schedule an appointment. We do this only with your prior consent. The assistant identifies itself as an AI, you can ask to speak with a person at any time, and you can withdraw your consent by replying STOP or telling the assistant or us.

We do not sell or share your SMS opt-in data or personal information with third parties for marketing purposes. No mobile information will be shared with third parties or affiliates for marketing or promotional purposes. Text messaging opt-in data and consent are not shared with any third parties.

We do not sell your personal information. We share it only as needed:

• Service providers who help us run our business and process data on our behalf, such as our hosting, database, email, telephone/SMS and calendar providers. They may use the data only to provide their services to us.
• Real estate transaction parties such as cooperating agents, brokers, lenders, title and closing companies, but only when you ask us to or it is necessary to provide the service you requested.
• Advertising platforms (Meta) to measure our ads, as described in section 5.
• Legal reasons: when required by law, regulation, subpoena or to protect our rights, property or safety.

Our websites and landing pages use the Meta Pixel, a small piece of code from Meta Platforms, Inc., and we use Meta’s Conversions API from our servers. Together they tell Meta when someone viewed our page, submitted an inquiry, or reached later steps (for example an appointment), so we can measure which ads work and show our ads to people who are more likely to be interested.

To match these events, we may send Meta information such as your email address and phone number in hashed (encrypted, unreadable) form, your IP address, browser information, and Meta’s click and browser identifiers. Meta processes this information under its own Data Policy (facebook.com/privacy/policy).

You can control how Meta uses this information in your Facebook or Instagram Ad Preferences, block cookies in your browser, or contact us to opt out of this sharing.

We keep your information for as long as needed to provide our services and maintain our client relationship, and afterwards as required by law or for legitimate business purposes such as record-keeping obligations for real estate licensees. When it is no longer needed, we delete or anonymize it.

You can contact us at any time to:

• Ask what personal information we have about you and receive a copy
• Correct inaccurate information
• Ask us to delete your information (subject to legal record-keeping obligations)
• Opt out of calls, texts, emails, or the sharing of information with advertising platforms

Depending on where you live, you may have additional rights under laws such as the California Consumer Privacy Act (CCPA/CPRA), the Florida Digital Bill of Rights, or the EU/UK General Data Protection Regulation (GDPR). We will not discriminate against you for exercising your rights. We will respond within the time required by applicable law and may need to verify your identity first.

We use reasonable technical and organizational safeguards to protect your information, including encrypted connections, access controls, two-factor sign-in for our CRM and encryption of sensitive credentials. No method of transmission or storage is completely secure, but we work to protect your information and limit access to people who need it.

Our services are not directed to children under 18 and we do not knowingly collect their information. Your information is stored and processed in the United States. We may update this Privacy Policy from time to time; the effective date above shows when it last changed.
